Building Engineer

Ayala Malls, Inc. ,

Responsibilities:

  1. Performs and monitors the following Engineering and Maintenance processes in his/her in his/her Regular Mall assignment.
    1. Planned Preventive Maintenance
    2. Corrective/Repair Maintenance
    3. Energy Management
    4. Equipment Calibration and verification
    5. Predictive Maintenance
    6. Equipment Commissioning, Dismantling and Replacement
    7. Equipment Rehabilitation/Overhaul
    8. Equipment Regulatory/Statutory Compliance
    9. Electrical
    10. Mechanical
    11. Instrumentation
    12. Facilities Management
    13. Special Engineering and Maintenance Projects
  2. Assists in the monitoring of engineering budget, costs and expenses specifically in his/her Regular Mall assignment.
  3. Monitors the implementation of engineering sustainability programs to continuously improve cost efficiency and reduce of environmental impact of Ayala Malls specifically in his/her Regular Mall assignment.
  4. Implements the Planned Preventive Maintenance schedule and ensures that full PPM is carried out  effectively and efficiently in his/her Regular Mall assignment.
  5. Implements internal and external works as well as maximizes planned down time and reduces unplanned downtime in his/her Regular Mall assignment.
  6. Monitors routine calibration and maintenance requirements of a variety of electro-mechanical, hydraulic and pneumatic systems in his/her Regular Mall assignment.
  7. Processes regulatory and statutory permits.
  8. Performs and monitors all mechanical and electrical related concerns of his/her Regular Mall assignment.
  9. Attends to all technical concerns and requirements of merchants.
  10. Conducts regular audits, updates close-out of non-compliances and monitors the effectiveness of  corrective/preventive actions.
  11. Assists in coaching, mentoring and development of subordinates.
  12. Assists in conducting on-boarding programs and orientation to all new hires of his/her Department in his/her Community Mall/Regular Mall or Large Mall assignment.
  13. Provides and supports career development planning and opportunities of his/her subordinates.
  14. Conducts meaningful and timely performance management and development process for his/her subordinates that will encourage employee contribution and collaboration including goal setting, feedback and performance development planning.
  15. Provides effective and timely performance feedback through employee recognition, rewards and disciplinary action with the guidance of Human Resources when necessary.
  16. Prepares and submits the following reports on a regular basis:
    1. Mall Health Card Report
    2. PM Monitoring Report
    3. CAPEX Monitoring Report
    4. Sustainability Monitoring Report
  17. Performs other management mandated functions.

Qualifications:

  • With Minimum of Bachelor’s degree in Electrical or Mechanical is required
  • Licensed Engineer
  • Minimum  one (1) year of work experience in electro-mechanical industry and property management
  • Knowledgeable in local operations, regulations and codes
  • Ability to cope, manage and handle multiple and simultaneous (volume) engineering projects
  • Average proficiency level in communication, organization, critical thinking abilities and project management skills
  • Average proficiency level in the use of  MS Office applications specifically MS Word, Powerpoint, MS Excel and MS Visio as well as other specialized software like SAP, CADD and others
  • Average proficiency level in project management, planning, people management and leadership skills
